2025 Update

In May 2024, the State of New Jersey adopted a new Fair Housing Act that streamlines the process for issuing annual income limits, rents, and sale prices for affordable housing. This update removes the Council on Affordable Housing (COAH) board from the process, eliminating a long-standing obstacle.

For the past decade, AHPNJ has filled this gap by calculating and publishing income limits for use by municipalities and developers. With this new rule in place, the State has resumed this responsibility and has already released the 2025 income limits. NJHMFA also released a new webpage to serve as a centralized resource for UHAC-related materials, including FAQs and a new pricing spreadsheet.
